Frequently Asked Questions

  • Typically 7–14 days, but we've closed as fast as 3 days when the situation called for it. If you need more time, we'll close on your timeline — 30 days, 60 days, or longer. You pick the date.

  • No. Zero commissions. Zero fees. We pay all standard closing costs. The number in our offer is the number you walk away with.

  • Yes. Leaky roof, old kitchen, fire damage, hoarder situation, sitting vacant for years — we buy it. You don't need to clean, fix, or stage anything.

  • No problem at all. The title company handles paying off the mortgage and any liens at closing, straight from our funds. You just walk away with whatever is left.

  • We start with the home's after-repair value (what it would sell for fixed up), subtract our estimated repair costs, our cost to resell it, and a reasonable margin. We'll walk you through the math — no black box.

  • None. You can say no, counter, walk away at any point — even a day before closing. We will never pressure you.

  • All of Alabama. Most of our purchases are in the Birmingham metro (Birmingham, Hoover, Bessemer, Homewood, Trussville, Helena, Alabaster), but we also buy in Montgomery, Tuscaloosa, Huntsville, Auburn, Prattville, Selma, and anywhere else in the state.

  • Yes — this is one of the most common situations we help with. The house usually needs to clear probate before we can close, but we can often start the process early so we're ready the moment probate finishes. Your attorney and the title company handle the legal side.

  • Call us right away at (205) 478-3284. The earlier you call, the more options you have. We've closed many deals before the auction date and helped homeowners avoid foreclosure on their credit.

  • Yes. If you have tenants (good, bad, or non-paying) we can buy the property as-is — you don't have to get them out first. We handle it after closing.

  • No. We are the buyer, not a real estate agent. We buy your house directly for cash. If listing on the MLS is a better fit for your situation, we'll say so honestly.

  • We're BBB A+ accredited (since March 2022), have been in business since 2012, close at licensed Alabama title companies, and are happy to give you references from past sellers. You can also look us up on Google, Facebook, and the BBB.

  • Yes. At the title company, you sign the deed and walk out with a check (or a wire — your choice). In simple situations we can sometimes even do a same-day close.

  • We're not tax advisors — please check with a CPA. In most cases, a cash sale is taxed the same as any other home sale. If the home is your primary residence and you've lived there at least 2 of the last 5 years, the IRS typically exempts the first $250,000 of gain ($500,000 married filing jointly). Your situation may vary.
